Planning Permission
Planning Permission
One of the first questions we're asked is, "Do I need planning permission?"
The answer depends on the type of project, your property and the work being carried out. The good news is that we guide you through the entire process, taking the stress away and ensuring your project complies with all planning regulations.
Loft Conversions
Many loft conversions can be completed under Permitted Development, meaning formal planning permission is often not required. However, this depends on factors such as:
The size and design of the loft conversion
The position of the dormer or roof alterations
Whether your property is detached, semi-detached or terraced
If your home is in a Conservation Area or is a Listed Building
Previous extensions or alterations carried out to the property
Where planning permission is required, we prepare the drawings, submit the application and liaise with the Local Authority on your behalf.
Home Extensions
Single and two-storey extensions are often covered by Permitted Development rights, but every property is different.
Planning requirements can vary depending on:
The size and height of the extension
Its distance from neighbouring properties
The amount of garden being built on
Previous additions to the property
Your property's planning history and location
We assess your home from the outset and advise on the most suitable route before any work begins.
Garage Conversions
Most garage conversions do not require planning permission, particularly when the external appearance of the property remains largely unchanged.
However, permission may be needed if:
The garage is being significantly enlarged
The property is listed or within a Conservation Area
Planning conditions were attached to the original development
The conversion alters the external appearance of the home
We'll confirm exactly what's required before your project starts.
Building Regulations
Whether or not planning permission is required, Building Regulations approval is almost always necessary for loft conversions, extensions and garage conversions.
Building Regulations ensure your project is structurally sound, energy efficient and safe. They cover areas such as:
Structural calculations and steelwork
Fire safety
Thermal insulation
Ventilation
Staircase design
Electrical installations
Plumbing and drainage
We work closely with approved Building Control Inspectors throughout the project to ensure every stage meets current regulations.

Planning Made Simple
Planning regulations can seem complicated, but they don't have to be. We'll explain your options clearly, advise on the most suitable approach for your property, and handle the paperwork on your behalf, allowing you to focus on creating the extra space your family needs.
Client Responsibility
While we're happy to advise on planning requirements and can prepare and submit planning applications on your behalf, it remains the homeowner's responsibility to ensure that any necessary planning permission or other statutory approvals have been granted before construction work begins.
Where planning permission, a Certificate of Lawful Development or any other consent is required, work cannot commence until the appropriate approvals have been received. Gemini Build & Design cannot be held responsible for delays resulting from outstanding permissions or approvals.
If you're unsure whether your project requires planning permission, our team will be happy to provide guidance during your initial consultation and discuss the options available.
